September 2008 Issues:

Minor Repairs: Several minor repairs are scheduled to be made soon in our community. The budget was approved to repair the broken duck ride in Hunt Park. Several solar panels are scheduled to be replaced, due to theft, at both ends of Amanda Blvd. Several landscaping projects have also been approved to replace dead trees and granite erosion.

Budget: Expenses are up and income is down. Full budgetary disclosure is available from Jomar Association Services at 480-892-5222

Attendance Apathy: The best way to keep Cooper Commons safe and prosperous is to become an active member of the community. The September board meeting was attended by all board members and three committee members. However, from our community of 1400 homes, only two residents were in attendance—and they represented a single household. Please consider giving an hour of your time to attend a board meeting. Without community input, the board is free to spend our HOA fees however they see fit. Board meetings are held on the fourth Wednesday of every month at 6:30 p.m.; Chandler Municipal Airport, 2380 S. Stinson Way.

Parking Issues: In accordance with the CC&Rs, vehicles are to be parked in driveways and garages. This includes all vehicles belonging to residents, tenants and guests. Parking on the cobblestone portion of cul-de-sacs is a violation of this rule. Parking in front yards is also prohibited. On-street parking is prohibited from 12 midnight to 5 a.m. Warnings and fines are issued on a regular basis. Maybe now would be a good time to clean out that messy garage! Please report parking violations to Jomar Association Services at 480-892-5222.

Barking Dogs: A reality of cul-de-sac life is the close proximity we all have to our neighbors and their pets. For those of us inconvenienced by barking dogs, the City of Chandler has a designated line for making reports. The number to call is 480-782-4130.

Design Review Committee: In accordance with the CC&Rs of our community, home owners are required to get approval prior to many landscape, painting, repair and construction projects. When in doubt, please ask! Homeowners who neglect to seek approval for their projects may be faced with the extra expense of returning their property back to its original condition, should the committee find the changes were made outside established community standards. Recently, a resident was found having a swimming pool installed without prior approval. DRC information is available from Jomar Association Services and at http://www.coopercommonshoa.com.

Trash Can Woes: A continued nuisance in our community is the large number of trash cans which are not properly removed from the curb and stored after trash collection. In accordance with the CC&Rs, please place cans at curbside after dark the night before collection and remove them by the end of day on collection day. Please be a courteous neighbor and kindly store your trash cans properly, out of sight in the back yard. Please report trash can violations to Jomar Association Services at 480-892-5222.

Wall Climbing: Many juveniles scale the wall between Cooper Commons and the Albertsons Shopping Center, exposing our community to lawsuits should someone sustain an injury. The wall belongs to Albertsons; however our board sought and received approval to install shepherds hooks to deter people from scaling the wall. This effort has been unsuccessful as the problem continues. In addition to the possibility of injuries and litigation, quite a bit of trash is left behind by the kids, causing unsightly conditions. Please report suspicious activity to the Chandler Police at 480-782-4130.
